The Project:
Activate mixed-use space 7800 Washington Avenue in Houston, TX to show tenant usage.
The Challenge:

Recessed building with front parking and no pedestrian areas limited visibility.

The Solution:
We repurposed a grain silo into a bold, freeway-facing mural and moved a rear sculpture to the entrance to boost visibility. To attract the right tenant, we launched THE STUDY—a curated retail pop-up benefiting Menil Contemporaries, featuring retail, design, food, and beverage programming tailored to our target audience.
ROI AND STRATEGY
Rate of conversion:
62,755 sq ft building; 22,504 sq ft leased during 15-week activation (36% of total).
Strategy:
We attracted the target demographic through a high-profile opening, media dinner with top local editors, and partnerships with Riel Restaurant, Casa Dragones, and Houston Modern Luxury. Holiday foot traffic, broker tours, and showcasing the space as a live retail/lifestyle model created buzz, urgency, and strong leasing momentum.
